Fees
Each Planning Services application has an associated fee. The intent of each fee is to recover some of the costs associated with the processing of the file. This includes printing and mailing of the notices and producing the notice signage. Extra notices, re-circulation of notices, and legal costs (in the event of an appeal) have their own fees. Plans of Subdivision and Condominiums
- $2,650.00 plus $60.00 per lot to a maximum of $6,000.00, plus any fees paid by the Board for professionals (i.e. planner, engineer, legal)
- This includes consultation with applicant/Municipality
- Attendance at mandatory open house and public meeting
- Consultation with municipality staff
- Planning reports as required
- Re-circulation of application – $100.00
Extra Costs
- $75.00 per hour plus mileage for excessive pre-consultations with the applicant/Lakehead Rural Planning Board/MMAH and extra public meetings if required
Extra costs will be billed directly to the applicant
Zoning Amendments (Unincorporated Only)
- $1,500.00 per application
- Includes pre-consultation with applicant
- Inspection of application to ensure completion
- Processing the notice of application
- Answering questions from the public
- Process the notice of public meeting
- Attendance at public meeting
- Planning Report
- Drafting by-law for Lakehead Rural Planning Board’s approval
- Processing decision of Lakehead Rural Planning Board
Re-circulation of application – $100.00
Consents/Minor Variances
- $800.00 per application
- Includes pre-consultation with applicant
- Inspection of application to ensure completion
- Processing the application
- Answering questions from the public
- Planning report
- Processing decision

Validation Certificate
- $800.00 per application
- Includes pre-consultation with applicant

Official Plan Amendments (Unincorporated Only)
- $2,000.00 per application
- Includes pre-consultation with applicants/municipality

- Planning report
- Drafting by-law for adoption of Official Plan
- Processes decision of Lakehead Rural Planning Board

Legal Costs
- Applicants that result in an appeal to the Local Planning Appeals Tribunal are responsible to pay Lakehead Rural Planning Board’s legal costs in defending the application.
Lakehead Region Conservation Authority (LRCA) Fees
- This applies to all Township’s, except for the Unincorporated Areas of Gorham & Ware, and Dawson Road Lots 1-20.
- LRCA Fee Schedule – Effective January 1, 2021
Other Services
- Verbal advice on planning matters – no charge
- Written reports required by solicitors, developer, owner, etc. (other than listed above) – $150.00 per report
- Letters of Conformity for Unorganized Municipalities – $75.00 per letter
- Pre-consultation for planning matters, attendance at meetings, hearings, etc. not included in above costs – $75.00 per hour plus mileage
- Recording secretary will be available for all Lakehead Rural Planning Board meetings held for applications – included in fee for application
Exemption: If Lakehead Rural Planning Board calls a special meeting that is not to discuss applications of any kind (example: legal/personnel matter which requires a recording secretary present at the meeting) – cost would be secretary’s regular municipal rate.
All of the above costs will be for the unorganized areas as well.
At any time, it is at the discretion of the Secretary/Treasurer to say no to other service items should the workload not permit such items.
